
A waterfront plaza designed around tidal flooding, not against it.
Bayfront frontage that flooded a dozen times a year, with hardscape that made the problem worse.
We replaced impervious paving with a permeable stone plaza, added bioretention cells planted with native sedges, and lowered the seawall edge into a planted terrace.
Tidal events are now absorbed by the planted edge instead of pushing into the building lobbies.
